				<content:encoded><![CDATA[<p>With the lending solutions being as they are in today’s market it&#8217;s getting harder and harder for people to obtain traditional financing for a home purchase. The lending instruments have become as volatile as the stock market, and so far have not shown many signs of changing in the near future. Through the &#8220;bailout&#8221; package, our government gave banks billions of tax payer dollars so they would in turn lend it to people to help stimulate the housing market and economy, the only problem is the banks didn&#8217;t lend much of it, but instead cleared their own balance sheets and tightened their lending standards even further. Unfortunately we went from one extreme where banks were giving loans to anyone whether employed or not, to the other end of the spectrum where common sense loans are not being approved. This has lead to a lot of people being unable to obtain traditional financing for a home purchase.</p>
<p>There are a few solutions left for people who do not want to rent, or &#8220;lease to own&#8221; Woodlands homes for sale, but rather own their own Woodlands home, along with the tax advantages that go with it.</p>
<p>These transactions are the same as any &#8220;normal&#8221; transaction; there&#8217;s a purchase agreement, they close at a local title company with an escrow officer, all the proper documents are notarized, and the deed and note are recorded at the county for the new buyer. The only difference between these transactions and a traditional sales transaction is that the seller finances the home instead of a bank. The potential buyer doesn&#8217;t have to worry with the standard loan process or associated fees; there&#8217;s no tax returns, credit scores do not come into play, and there&#8217;s little wait for an answer.</p>
<p>If you are self employed, have high debt ratios, new on the job, poor credit, past foreclosure, or have other issues that are keeping you from obtaining traditional financing, this is certainly a great avenue to explore.</p>
<p>I currently have Woodlands homes for sale with available owner financing; these are not older homes in poor neighborhoods, rather they can range from brand new homes to homes that are a little older in great neighborhoods such as The Woodlands with exemplary schools!</p>

Please do not confuse these transactions with &#8220;contract for deed&#8221;, &#8220;lease to own&#8221;, or &#8220;wraps&#8221;; these purchases are nothing like those and actually I would not recommend someone participating in a transaction like that as they can be very risky for the buyer(s), but that&#8217;s another subject. The sellers of these homes actually own them out right so there are no liens, therefore they are able to finance them as well as convey title to them which is the only way to consummate a true sale. This all inclusive Woodlands website is geared towards the communities of The Woodlands Texas and pertains to The Woodlands real estate only. I have found so many sites and agents that want to service and add as many communities as possible to their sites, which at the end of the day usually only adds to the confusion for the consumers that simply want to search in one particular area such as The Woodlands. Rather than go that route I chose to design this site to search for homes for sale within The Woodlands only, so the end user could have a one stop shop for finding homes for sale within the various villages and communities of The Woodlands only. This enables the consumer to search for property without having to sift through and weed out properties in areas that they have no interest in and get the search results that the ultimately are looking for in a timely manner. Along with the property search links I have provided useful links which provide information on The Woodlands schools, The Woodlands shopping, restaurants, parks, golf courses, and other places of interest. It is my hope that you will find this new website a useful tool in your search for information and homes for sale in The Woodlands.
